Waterscape Floating Apartments is the latest chapter in Pam Winter and James Austin’s dream to bring unique, unforgettable accommodation to the beautiful South West. If you’ve ever experienced the magic of the Blackwood River on a houseboat, you’ll understand how this all began.

The First of Its Kind
Back in 2001, Pam and James spent their honeymoon aboard a houseboat. Surrounded by nature, with the river lapping against the hull and only the occasional bird call or splash of a fish breaking the silence, something clicked.
“We were in love, it was gorgeous. We thought, why not bring this to the Margaret River Region?” Pam recalls. “When you go to sleep at night, it’s just you, the stars and the river. It’s deeply soothing.”
And so, Blackwood River Houseboats was born — the first of its kind in Augusta. Over the years, they built their eco-accredited fleet by hand (naming each vessel after their children), and shared the tranquil magic of the Blackwood with thousands of guests.
But that was only the beginning.
Waterscape Floating Apartments is a natural extension of Pam and James’s love for the river, the land and the peacefulness that comes with being off-grid and surrounded by nature.
This new experience is all about slowing down in comfort — staying in beautifully designed, eco-conscious, moored floating apartments right on the Blackwood River. No steering, no stress — just you, the water and nature.
The idea came from listening to their guests. Some loved the concept of a houseboat but didn’t want to navigate the river. Others were after a bit more luxury, a bit more stillness. Waterscape was created for those people — for couples, families or solo travellers looking for something special in the Margaret River region.
The apartments are moored in one of the most scenic and peaceful parts of Augusta, just a short walk to cafés, boutique shopping and the Southern Ocean. From here, guests can experience the richness of the region — from wineries and surf breaks to walking trails and limestone caves — and return each night to their private, water-bound sanctuary.
